Set in a dense block in Pere Garau—one of Palma de Mallorca’s livelier quarters—the thirteen-unit project situates itself reconsiders the traditional patio house and the exigencies of contemporary urban living. The proximity to market, transport, and city centre gives it an urban immediacy, but its architectural organisation suggests another tempo, one that withdraws from the street’s business into the more measured domain of interior life.
The building reconsiders the patio as a quality through which the social and the climatic may once again intersect, a characteristic cultural element nowadays lost to market pressures. The building is entered through a deep porte cochère, passing from the street’s glare into a tempered, shaded court where water and vegetation establish a microclimate and a psychological decompression. Its outdoor stairs encourage movement, offering a new perspective of the shared courtyard with every climb.
In plan, the apartments organise themselves in three longitudinal bands, with the central one containing all amenities, freeing the flanks for inhabitation. The arrangement enables cross-ventilation and adaptability without compromising the proportional grace of rooms meant for everyday life. Above, the building volume sets back from the street line, allowing the third-storey terraces to become a kind of elevated garden.
Thus the building reanimates a local type within a contemporary framework, proposing that the civic and the domestic, the climatic and the social, need not be opposed terms but mutually generative conditions of habitation fit for a healthy building made unique by its location.
